Property Registration & Sale Deed
Sale deed registration sits with title scrutiny, encumbrance checks, and the seller’s declarations.
Registration of the sale deed is one of the essential steps before a property sale is treated as concluded. It is accompanied by examination of the property and by the seller’s affidavits on encumbrances and indemnity.
The registration work described by the firm includes sale deeds, gift deeds, lease deeds, mortgages, joint development agreements, and general powers of attorney, along with non-encumbrance declarations and indemnity clauses.
Title scrutiny, as described, looks at revenue records, encumbrance certificates, RTC/Pahani, mutation registers, and link documents. The buyer’s own check of publicly available title information remains part of the transaction, not an optional extra.
For the doctrine that sits under these checks — Section 41 and caveat emptor — see the companion note on caveat emptor. This page does not restate a guarantee that any particular property will be found clear.
